Operator-built, for institutional real estate
Built around your standard operating procedures. Fixed scope. Owned by your team. Supported across the corporate life cycle.
The Opportunity
Most firms know AI can help. Few know where to start, what to apply it to, or how to embed it in the work that already gets done. The opportunity is not a corporate AI subscription. It is using these tools to systemize how your firm actually runs.
The work is not to shrink your team. It is to 10x their performance through systems that carry their best work and redirect their hours to judgment and discernment. If it is process-driven, it is in scope.
The Principal
Jack Modesett spent five years in institutional commercial real estate, sourcing, underwriting, and closing deals at InSite Property Group and Ares Management. Before AI was in the conversation, he built the systems that differentiated his firm in the acquisitions market. At InSite, those systems sourced over $200M of off-market deals across multiple markets. At Ares, he brought AI into that work, using it to scale what the systems could already do.
He is not a technologist who studied real estate. He is not an operator who hired technologists. He is the rare combination: an acquisitions operator who turned his firm's workflow into systems that compressed the process, widened deal flow, and redirected team hours to higher-judgment work. He now does that for other firms, built outward from how each one already runs. That background keeps him in the first wave of every AI release, putting new systems to work the day they ship.
That is the difference between a consultant who has read about your job and one who has done it.
What We Build
Every engagement is bespoke, built outward from your team's actual workflow. The categories below describe where Texo most often finds the most drag and the fastest payoff. Scope is fixed at the front; the system runs in your environment when we are done.
01
A pipeline that pulls from your sources, screens against the buy box, and surfaces what's worth a second look. Off-market prospecting runs against public records on the same criteria. The team is starting conversations, not running searches.
02
A standing comp set that refreshes itself, structured to your firm's templates. Submarket reads, rent trends, and concessions show up normalized and ready before the next deal hits the table.
03
First-pass models pre-populated from the OM and rent roll, in your template, in your conventions. The team starts at refinement, not data entry. Model standards stay consistent across the pipeline.
04
Lease and contract documents abstracted against your firm's standards, with deviations flagged for review. Counsel reads the exceptions. The boilerplate that has always read the same way no longer needs to be read again.
05
First-draft IC memos in your firm's voice, composed from your underwriting, your comps, your prior memos. The team refines the analysis and signs off. Structure, tone, and format are right the first time.
06
Portfolio performance pulled from your operating data and tracked against the original underwriting, refreshed on the cadence the team needs. Variance, occupancy, and rent trends surface when they have moved enough to matter. The team sees the signal. Not the spreadsheet.
The Method
We do not sell software licenses. We do not arrive with a prebuilt product looking for a problem. Every engagement is built around how your firm actually runs.
01 — Embed
We start inside your team. We sit with the work, in the room and on the screen, until we have read the workflow the way your operators read it.
02 — Map
We map the workflows that carry the most drag. Where the hours go. Where the handoffs break. Where a system would save the most judgment-hours.
03 — Build
We build the systems that remove the drag, delivered under a fixed scope and price. Built into your stack, your formats, your data. Owned by you when we finish.
04 — Apply
We train your team to run the systems. We iterate as the landscape shifts. We stay as a resource for the legacy work that takes more time to adapt.
Who We Work With
Operators, developers, fund managers, brokerages. Firms whose workflow is defined, whose pipelines are active, and whose principals have realized the systems are the next move.
We do not work with everyone. We work with the right people.
Principles
Every system is shaped by the workflow first and the technology second. The operator's read of the work is the constraint the build serves, not the other way around.
No license to resell. No prebuilt product looking for a problem. Each engagement is shaped to your team, your data, and the way you already work.
The system is yours when we are done. We train your operators to run it, iterate it as your stack changes, and stay as a resource for the legacy areas that need more time.
